What’s Happening in Oregon’s Real Estate Market:

Home Prices:

  • As of November 2024, the average home value in Oregon is approximately $492,822, reflecting a 1.2% increase over the past year.
  • The median sales price is currently at $523,300, up 2.3% year-over-year, suggesting moderate appreciation in property values.

Market Activity:

  • Homes are spending more time on the market, with the median days on the market rising to 28 days, an increase of 7 days compared to the previous year.
  • The number of homes sold above list price has decreased to 23.8%, down 4.2 percentage points year-over-year, indicating less competition among buyers.

Inventory Levels:

  • There has been a 13.5% increase in housing inventory, providing buyers with more options and contributing to the market's shift toward balance.

Regional Variations:

  • Certain cities in Oregon are experiencing faster-growing home prices. For instance, the Coast Range region reported a median home sold price of $628,800 in December 2024, marking a 0.2% increase from the previous year.

Affordability:

  • Despite these trends, housing affordability remains a concern, with mortgage payments consuming a significant portion of median household incomes. Nationally, buyers spent 41.8% of their median income on mortgage payments in 2024, slightly down from 42.2% in 2023 but still above the recommended 30% threshold.
